S-WD has been working in the City of Detroit on behalf of the Ilitch Family since 2007 - translating their bold vision into a physical reality.

Our work required every service that we offer - all four filters being used in concert. Every effort benefiting from decades of experience in the urban development space.

Project:
Spanning 50 square blocks, The District Detroit is currently emerging as one of the great sports and entertainment districts in the world. By design, residentially-driven, mixed-use neighborhoods will tie together the momentum in Midtown and Downtown Detroit.

To this end, we have leased over 3 million square feet of commercial space. Our comprehensive leasing and merchandising strategies inform the rest of the development process in ways few outside partners anticipate.

Bethesda Row introduced a pedestrian-forward approach to transit oriented planning resulting in a series of experiential gathering places.

A goal without a plan is just a wish.

S-WD acts as the project’s lead advocate for high-impact, hard-to-permit projects with a focus on urban downtowns. Public scrutiny is often high as downtown development is in everyone’s backyard.

Carefully crafted physical, political and approval strategies are fundamental to support the implementation of a successful project. Achieving balance requires building and retaining public trust while respecting the project’s needs to meet the market successfully.

Project:
The Cathedral Commons project proposal sparked a 20+ year battle, becoming the ‘epicenter of redevelopment politics.’ Once engaged, S-WD created the necessary consensus and full approvals in less than 2 years. From this strong foundation, all four filters were deployed to deliver an environment that ultimately received numerous NAHB’s 'Best In American Living' awards.

S-WD has developed or directed public and private investments in the development of over $10 billion in real estate projects. We have extensive capital markets experience and relationships with many institutional equity and debt providers.

Project:
As Managing General Partner, S-WD’s involvement with Blue Back Square began with the acquisition of a vacant car dealership and incorporating its development potential with adjacent underperforming properties and Town-owned facilities.

The resulting development effectively doubled the size of West Hartford's previously vulnerable downtown and has become a national model for place-based urban revitalization.

Project:
S-WD acted as the Lead Development Advisor, Design Resource and Senior Construction Manager for the Little Caesars Arena and adjacent mixed-use environments.

Home to the Detroit Red Wings (NHL) and Detroit Pistons (NBA), the $1+ billion event center complex was conceived and located as the initial catalyst for The District Detroit and the Woodward Square neighborhood.

From the initial ‘deconstructed’ arena concept to physically building the uncommon concourse, S-WD pushed design and construction innovation to create a place that attracts and retains fans, as well as, players.
